What types of systems do you use for automation in your REI business? Besides just CRM, do you use a website scrapper? VA? Bots on your website for auto reply?

What's a good marketing technique I can use to generate more leads? I've been trying to door knock and call realtors but it doesn't seem to work as people say it doe? Any in site from anyone would really help. Thanks
