if you don't use a property management company how do you guys place renters in your house? Where do you advertise your house? How do you make sure they will be good tenants? 

When you are a landlord and you have a tenant fill out a tenant application, why do they have to pay you an application fee? Do you get to keep that? Do you give it back?
