I’m new to being an agent, and I was wondering how do you guys advertise or how did you gain the most leads (which lead to closings). What are some things you do now?

Can rental properties be listed or advertised "section 8 only"? Is that a violation of fair housing laws pertaining to discrimination against income source (I guess in reverse for non-section 8 applicants)? Thanks!
