You can have a self directed IRA that requires you to go through the custodian for all transactions, custodian is on title FBO the IRA, and the custodian has to sign everything.

I am wondering if anyone has seen an arrangement for a set fee where maybe a transaction coordinator takes the transaction after the contract is signed to get it across the finish line.

AKA this wouldn't work.Section 121 explicitly disallows the exclusion for sales to related parties if the transaction is structured to avoid taxes.

It will auto download bank and credit card transactions, give you reports by account, category or property in any form you want.
