I've been finding that having two serrate duplexes on the same property complicates financing, so I'm considering putting an addition to the good duplex to make it a fourplex.

Condos would be beneficial for cost serration but if the HOA are high and/or the rents are low then it obviously wont make sense.

It's best to nail these with serrated roofing nails with a rubber grommet at the top to seal them.

How should this be set up if I were to borrow the $ from someone, ie set up a serrate LLC, joint venture, or is there another way that they were able to insure that I was in fact using the money just to hold and not spending it?
