If you think there might be the possibility of development raising the value in the future, you could try renting out the property to others for non-intrusive uses - parking, roadside vendor, etc. 

Within one year I would expect someone to steal those trees since they are large and along the roadside.   

Look for views, seclusion, walkout basement potential, water feature potential- people love ponds, add trees, add boulders, multiple access or roadside properties, no zoning in Texas counties, check city zoning, location location, utility access.5.

I personally enjoy a taco eaten in parking lot in some strange part of town probably in east LA or San diego that was made roadside as i love helping out local businesses.
