Since this is your first renovation, I recommend getting a GC to do it.

What prompted your transition into more full gut renovations?

Currently working through a live-in first-floor renovation at my parents’ house, and we’re finally nearing the end of the rough-in stage.

I was able to renovate the rest of the home with 85% of the funds.

I would do the shower renovation first, then take the cashflow and stash it for a rehab after this tenant leaves.

I got red tagged for using an handyman and not a licensed repairman when I started doing some renovations in Florida, and learned that each municipality has its own rules of engagement, ordinances, building inspector and so forth.

I agree with @Charles Carillo about offering to help with moving costs (similar to a cash for keys).The other consideration is to give them an option to stay on at a higher rent without renovation costs.
