I decided not to contact the foreclosed upon owner (who lives in the house) about moving and redemption rights before the district court approved the sale. 

If they redeem during the ejectment lawsuit, you are entitled to be paid your legal fees as part of the redemption costs.

My guestimate is that 500 to 1,000 of those properties were livable homes.The vast majority of those homeowners were only one year behind on their property taxes.There is no real money to be made from redemption of livable homes in Arizona though.

The redemption period in my state is 90 days, not three years.

But still, I’d hate to purchase it, rehab it and potentially lose it due to the “Right of redemption” or some other law.

Yesterday morning, I asked my lawyer to send 30 day notices to a homeowners for whom the three years redemption period has expired.
