I than thought it was tenants, all the "what if's"; what-if they have a fire, what-if there is a shooting, dead body, drug raid, break-in, squatters, feces art, etc etc etc.....   

FYI, Cape Coral police today raided the offices of Beattie Development and arrested Paul Beattie.  

All too often I have observed individuals raid their retirement accounts, paying far too much in taxes.

i was invested in one legit REIT back in 2018 that only promised 8% and all assets are secured by 100% single family, not even an apartment.The FBI and SEC raided their office back in 2020.

As long as you have the self discipline to not raid that reserve for fun and pleasure, go for it.

I can't say don't do that, however, you should consider a few things before raiding the 401k for down payment money, and maybe there are other options.

Tenant moved in July 1st and last week it was raided by police. 

She has been trying to BORROW the funds she needs $550K to pay off the Husband and another $300K of additional funds (Totaling $850K) so that she has the EXTRA borrowed funds to be able to make 2-3 years of payments on the financing (versus raiding her retirement account).

It could be a great deed that allows him to make changes in his life, or maybe he does not want to change and this could be a nightmare for you, when officers break in the front door to do a drug raid on your rental.

In that these aren't on the stock market, what prevents the shares in your funds from being diluted or split down to being worthless, or being raided and rendered valueless?
