Any suggestions on what I can include on the MLS in the agent notes section to get painful agents to not be so painful?

Be sure to not invest purely for that tax incentives.

I'm thinking a pure white or perhaps an alabaster white.

Investors base their purchases on potential, but appraisers base their numbers purely on formulas and comps.

Or are you purely looking to go the conventional route only? 

Not only is it a bit of a pain for the m to log in each time, but because they have the username and password they can technically sign up for paid services like the NFL Ticket or use the Google account in questionable ways. 

From my experience so far it looks like the benefit of turnkey from REI is purely on the property management side (also tbd as they’ve yet to manage it). 

Thought it could be of huge value as I made this purely from needing it myself when I did my first fix and flip project.

House hack or pure investment?

Most of the negative feedback on BBB has to do with their lack of responsiveness, which could be a growing pain issue since they are affiliated with at least several large REI groups that I am aware of, so are presumably overwhelmed with new business right now.
