I am looking to connect with the investors there as the promotors are continuing to take Asset Management fees to the tune of $450K a year (on top of PM fees) even when their payout to the investors is around $20K a quarter (not meeting preferred) and the overall fund is negative about $450K.

In that timeframe, the real estate market in the Riviera Maya has been red hot so this is pretty bad.The developers and the promotors of these deals (who get paid fat commissions to sell them) might be the only ones who will make (serious) money there.

I have gotten e mails from a few that got wiped out.. they properties were never build as the demand went down and the promotors are long gone and they are sitting in AU wondering what to do.. which I politely tell them there is nothing you can do.. you were thinking big score with no thought to down side.Also on one of your Posts to Brandon you talked about Notaries US folks by and large have no clue what a notary is in another country..

@Marylyn Brennan Reputable property managers are always the first place I go when looking at a new market.. they know what rents what does not and what people will pay... promotors are trying to sell product so they puff.PM's have to deal with it long term and if they are reputable you will get good feedback just like a very good and reputable appraiser will give you good value data..

Keeps his head down and gives quality... both in product and Realistic rent numbers.. we were talking this morning and he mentioned one house same Bd ba and sq ft next to one we sold with a 750 rent one of the promotors had a 900 rent... of course that excites the potential buyer but then they are frustrated when it won't rent for that.
