Intermodal trucking and local car service will probably be impacted in the near term ( 10 or 20) years.  

And if I sell I'm thinking... yes, either pick up a couple STR's or a multi family with 1031.

You can manage remotely although you need someone that can reset units and pick up any trash. 

I think if you need to show a slightly different use, prove a fit for truck court, etc.Otherwise, not a lot of benefit to add racking.

For industrial I consider that as warehouse type unirs for construction materials, trucks, etc.
