We just closed on our 9th deal and first of 2025 - sales price was $115,000 and total monthly cost is $890.

Had a quick question.I purchased the property for $500K about 10 years agoI'm selling the property for $575K with the Fire DamageI received an insurance check of $380K for the fire damage.After Paying off the Mortgage + Escrow + Realtor Fee's, I'll be left with about $150K.My question is will I get taxed on this $150K?

I paid about $1500 in closing costs between title, appraisal, etc, but the original loan was wiped out in favor of a new lower rate. 

Over that we send a default and start the court process if they don't pay.

Tenants should be paying the owner.Do you also live in the house?

In response to your original question, closing agents should handle private loans just like a bank loan. 

Has anyone ever made the tenant have to pay for a single utility and have the others be covered.
