You should look for uneven multis (more bedrooms in one than the other) so you can stay in the smaller unit and cash flow more off the other rentals.Location wise, of all of those areas, Pennsylvania or staying in South Jersey gives you the best bang for your buck.

I asked specifically about transfer in PA from personal ownership to LLC...so maybe it not considered a "sale".Thanks for the input on the personal loan vs LLC, this is what I was unsure of as my name would be tagged to the property via the conventional loan document.
