Definitely stay away from the guru/seminars crowd and stick with the organic communities like BP and local free meetups.

You can hand them over all your information to organize at tax time and their staff should be able to organize everything and get your taxes filed.

I imagine a T-6 is just a Trailing 6 month table that shows our rents, expenses all fully tabulated and organized into a summary table, but having a hard time finding documentation online to support that. 

There are lots of helpful tools like a customizable pre-screening questionnaire, text/email interface to communicate with leads, and a database to keep leads organized.
