Should I Buy My First Rental Property Out-of-State If I'm Unable to Scout the Area?

Quote from @Diana Teng: Hi all,I think my question above is pretty direct.I'm interested to buy my first rental property, and after doing a brief search I see that there are quite a number of places out-of-state (I live in NY state) that offer affordable homes that deem to be in hot market areas right now (according to many different articles online).

Our STR/MTR portfolio typically sees around 80% occupancy, and I’ve noticed that the online travel booking sites often push properties with consistently great guest experiences.

First time fix and flip opportunity in Stamford Connecticut - Total Gut Renovation
13 January 2025 | 11 replies
After some research online, I am reading that the cost per square foot on a gut renovation of this nature in Stamford CT is anywhere from $150-$350, which is ultimately not very helpful, because at $150 per sq ft, this is a very appealing project with a total profit of ~$175K (46% ROI) and at $350 per sq ft, it very much isn't, because it would be a net loss of 83K (haha).QUESTIONS:What can I do refine my estimate a bit given that I am not allowed to a formal inspection on the property?
