After doing the program for couple of deals, I find out it is almost impossible to make profit on doing Flip with their system, since they are providing these stuff:1.Sourcing clients with deals on Zillow, that is anybody can do that, you can't buy a property with very low prices2.Asking un-credited investors to borrow Hard Money Loan, I don't really think anyone don't have much experience should borrow Hard Money Loan, with balloon loan mechanism, it is basically teaching new-bees to suicide.!

Too many hawkish investors with loads of cash in these areas (I am a newbee only 2 years in )...

As a newbee investor my question then becomes how to find and analyze deals.I am out of Utah and Just started listening to the bigger pockets podcast today.

Many "newbee" investors may think the past 10+ years or so is how the real estate market/s typically work - relatively low rates with an ever increasing value trend.

Sounds like you'd be better off doing your own deals and not get involved with newbees at all.
