I believe that the 15% rule is being misapplied by many.

It is my belief that jurisdictions that are applying rent control to existing units that are over 15 years are mis applying the rule and I base my opinion on 1) what senator wienkowski has indicated 2) the rational of the 15 year exemption (to not discourage adding units).  

Sometimes zoning and planning reviewers will "mis-apply" portions of the code, and the architect will ask me to help squash the issue and I'll get involved at that point. 

Then he said he gets about 3 deals on 100-200 Offers himself so that makes me think I'm either going to fail at getting the deal because the system won't allow it or I wont get the funding because I've misapplied the system. 

@Page Huyette I fully appreciate the kind of smart buying that @Ben Leybovic uses and his opposition to "buying equity" on multifamily properties, but I think that concept is misapplied here.

It is misapplying a commercial valuation onto a non-commercial property.  

I don't know local ordinances in the area you mailed, but often these ordinances are misapplied or misinterpreted by law enforcement.

And, matching the underlying note with an interest rate spread does not amortize at the same rate as mentioned in the podcast, the higher rate is depleted slower than the original note, so there is some misapplied equity from the new buyer/borrower if the difference wasn't agreed to.
