I told them specific things I wanted them to order and they agreed, like specific mattress and latex toppers I use. they shipped cheaper horrid memory foam ones instead.

And if you have a closet handy, nothing wrong with having a foam mattress topper rolled up for some extra comfort on the sleeper sofa.

Is the paint latex, oil or water based?

We have had tenants use everything from latex caulk to roofing cement to try to fill nail holes.

Try through caulking.You can get latex and acrylic and silicone caulking.

Can you use a standard dirt road for construction or will you need topper...and how much topper?  

Notice it works in a mid century modern or a cottage.SW Alabaster is a warm color but goes with your tenants colors whether they're gray or beige and I'd only use latex so I wouldn't have to fool with oil.
