i always wonder... if you're told either that you haven't done your homework, or that a crazy plan is not viable, or whatever... and you get all defensive and lash out... how are you going to handle an eviction?

Thank you Nick - unfortunately it is the name of the game in this space that there will be people with bad experiences, typically when the appraised value doesn't come in as what they expect and they lash out at the lender accordingly (anyone in this space obviously understands this occurrence).

You need a reality check.Given that I'm well over 95% successful at getting my appraisals to come in at or above my contract price (even in cases where I'm fairly certain the values aren't supported), clearly my reality is well checked...That said, I can certainly understand why my providing this information to other investors would make you so angry and frustrated and I can understand why you feel the need to lash out at me...I'm sorry you feel that way and hope you can learn to cope with it...

the guy with the 5-25K car or the guy with the investment of tens of thousands of dollars, your 'collateral' is not collateral at all if its the trigger that causes the Tenant to lash out towards you through your much more expensive investment.Of course all of these are extremes, my point is that just because you can do something (big if) does not mean you'll come out on top, you may very well still loose in regards to protecting your investment, reputation, cash-flow, profit margin..... get my point.
