I help facilitate out of state investors find performing rental properties in various markets in the Midwest/midsouth so I am going to be taking notes on the comments here!

In a full rehab you will invariably find the unexpected which throws the timeline off and costs money (hard money, holding costs, utilities, etc.)

Reasonable accommodations for disabilities can come in various ways but I'd think that using the bank's bill pay would be reasonable.  

The areas they are in vary dramatically and you should be careful with sight unseen investing in the City unless you have someone on the ground that you can trust to properly evaluate properties and neighborhoods.
