I would say that somebody who has less financial resources, but more intestinal fortitude could make a good amount of money in markets like Oakland or Richmond.

It takes constant follow up, diligence and overall intestinal fortitude, let alone a lot of faith in a stranger with your Home Depot account.

I would get it rectified and then sell the property and move on.. landlording is not for everyone unless you have the mental and intestinal fortitude like @Thomas S. is talking about your next tenant could be 5 times worse especially given the description of the home and area.I would sell and move on..

You need (1) access to equity capital (do not rely on being able to get debt... lenders will hate real estate again) and (2) the intestinal fortitude to pull the trigger when it seems like things could keep going down and (3) more cash than you think to hold hold hold....
