Typically, we see anywhere from $600 to over $1000 per unit (maintenance and turn costs)  depending on these factors. 

My goal is to leverage that equity for additional income.

This is just a brief post to give some insight into the local maintenance costs in the Metro Detroit area. 

Understand that they are doing this to make a profit, so it will be more expensive than coordinating maintenance yourself.It may be a decent program for a DIY owner that wants to just outsource maintenance, but you will have the same maintenance issues with this company that you would with a PMC:1) Higher costs2) Admins answering the phones & assigning work, that just know the basics about maintenance.

Has anyone used Ryland Services for Property maintenance?

I use apartments.com, so the money didn't end up in my account until 1/6/25.Is this considered income for 2024 or 2025?

If you are sole member LLC you just take a distribution from your business account to your personal account.You are likely already reporting the income on a schedule E.

Jimmy,You need to show (2) years of 1099 SE income in order to use FHA, or traditional financing to get approved for a mortgage.
