The whole area was neglected in the past but is having an insane about of public development that I fail to see how it wouldn't continue (near one river north development, mile high station redevelopment, federal blvd greenway, federal blvd BRT, Morrison Road redevelopment, just to name a few). sorry for the long post I kinda just spilled out my whole thoughts on the area..

@Jason Greenway For conventional financing most lenders will not allow you to put a home under an LLC, it has to be in your personal name.

Trust me, I've toyed with the idea.Vacant land where it makes sense to build large MFH stock might make sense, but chances are this isn't the land we're talking about here.The reality is most vacant land in Detroit is being repurposed for parks, the Joe Luis Greenway, solar farms, neighborhood gardens, etc.Beyond that, let's say you plan to hold long enough for SFH prices to get high enough where it does make sense to build.

Petr we build stacked triplex. there's a lot on greenway in 43203 that would be great. 60k purchase, 300k build, ARV 500k. refinance cash out. most of columbus multifamily is stale and 50 years old.
