@Zach Howard you pretty much MUST hold it in an LLC if you don't have the proper visa or greencard.1) Many attorneys over-hype the benefits of an LLC for each property.

I would be very careful about accepting advice from anyone that could personally benefit.Listen to David Greene Podcast on YouTube, Spotify, etc.

That said, green card is not a legal requirement for closing so buyer could waive this - though I don't see why they would unless deal is great for them.
