Not sure how you cashflow with Proper, it’s just not proper.

Seems like they have a big overlap in functionality.  

Weekends for a lot of people are usually tied up with kids sports, family functions and trips.

Asset Management is a HUGE undertaking on multifamily properties, and you can't rely just on a PM for most of the functions.

Everything is functional in the property it is a older home.

A no contingency sale would be more common in a severely distressed non-functional property where there will be so many material defects that the buyer could not feasibly negotiate until they evaluate them.  

Or only to properties being managed in an external Property Management function?
