:@Michael PlanteBrave waiving inspection on a sight unseen.I know the neighborhoods I flip in frontwards and backwards When I see the house on Zillow I have already looked it over from the outside,Know how much it should sell for and how long it will take to sell in the current market For fix up cost I figure worse case scenario I will still do ok I only do flips which if it goes to plan it will net me at least 50% of the money I put into it

It would not hurt all Oklahoma landlords to read the entire act to brush up on the statutes (believe me, the judges know these statutes frontwards and backwards).

Yeah, I know that if you go to the metro court hose 9 out of 10 people there will be XX, and yeah I ran a sec 8 community of 96 units, I did the evictions, believe me I know the whole XX thing frontwards and backwards.

Here's some updates for this project:+ Deficiencies: - 3 beds but only 1 bath- 2 of the bedrooms are only 9' wide- kitchen is only 8' wide, closed in (through an 3' opening)- boring front elevation + Bonuses:- big front yard- big back yard- great size side yard+ Master plan:- Expand rear wall backward 2 more feet: enlarge bedrooms from 9' to 11' wide; make kitchen bigger & open floor plan- Bring front wall frontward to enlarge family room- Add master bathroom as a second one- Add small porch to make it looks a little more curb appeal.- Build a brand new ADU (2nd unit) in the back!
