I’ve been told that you just have to be persistent even to the point where it’s annoying to get noticed, even had one guy tell me that he would go around telling a real estate brokers or other people in the field that he would work for them for free.

So, Brandon, if your capital reserves are 150kish, I would really think about doing some BRRRRs or Flips even to generate cash cause that 150k will be sucked up in 2 - 3 deals, instead you can use 150k to scale and never be out of the game.I wouldn't rush to infuse 100% of the capital in two holds.

As we underwrite, new, small multifamily developments, and lot splits we are seeing that there are cash flow rental opportunities that we’re not there before.For example, a 1200 square-foot house on a .2 acre lot is now able to be turned into a 2, 3 or four unit small multi family with opportunities even to add an ADU to the back of the property.

The second thing I will say is that you as the buyer have to do your due diligence throughout the whole buying process, even to go to the property and make sure a tenant is vacated prior to closing the deal..

If you are considering getting rid of them anyway try to move some of the reservations to your own Direct Booking or even to Airbnb if you can provide a savings to the client.
