Might help to lay some of those items out so you can develop an attack plan to get your building leased up.Think of some complimentary businesses  -- if you want to put another hair salon on one of the floors, have a hair salon on floor 3, or possibly have the 3rd floor dedicated to hair/body care -- IE build out 500-600 sq ft to one hair stylist wanting to go out on his/her own - get an esthetician to take additional space, a massage therapist, pilates or yoga studio, physical therapist, etc-- have them all on floor 3 if you have the room or floor 2 etcGo visit your insurance agents in town, accountants, attorney's, sell them on moving to your place, have lunch with them, take them coffee/donuts etc - sell the place yourself, I certainly would not pay marketing for a broker nor sign an 18 mo contract with one.  

Michael,I'm not quite sure if this is what you are looking for but my wife is an esthetician and has a wholesale license.

I am a small business owner my wife is a medical esthetician and we are not too sure what would be a smart move on a hard money lender as far as percentages go.

Currently on 2 acres is a 1,600 sq/ft house with a big shop (75x30ft) double bay/steel walls and roof, an additional small building 10x18 which was renovated (initially for an esthetician), a covered RV storage spot, and a fenced in hot tub area.

As far as the use, because it is a good bit away from Chattanooga and Atlanta, eventually I was thinking of marketing to both cities as a small niche outdoor retreat/spa with a few fruit trees, campfire & yoga by the creek, bring in a masseuse/esthetician down the road etc. 

We now have a nail technician, esthetician renting the studio, massage therapist, hair stylist, and both apartments rented.  

I'm currently a Lash & Brow Studio owner, Licensed Esthetician, & Licensed PMU Artist and Educator.

Hair Dressers, estheticians, etc are very price sensitive in these situations.
