The fund that Scott sold me has very poor directors (fat cats that are very rich and sleep in all day) the ceo is trying to manage 8 properties all over USAĀ Ā IĀ dont know this fund but I do know Scott and have been to some of his training events and met many folks who took his training and a few of them IĀ have followed over the years and they have built monstor business'sĀ really something..

I think @Brian G. and @Jaycee GreeneĀ hit it on the head: an event occurring/debt resetting.When the debt forcefully resets on some of these assets, valuations dropĀ if the submarket cap rate has expanded and/orĀ if the operator can not show a good t-3, t-6 etc due toĀ economic vacancy andĀ rising opex (insurance, r&m etc).If the operator can't inject equity to cover the difference, then trouble arises.

Typicaly if we see an economic recession (more than likely) these smaller shops will sit vacant as smaller businesses usually take a brunt of the pain during these types of economic conditions.
