Am not sure if you offer any pods or coffee included but would suggest buying the large 80-100 count boxes and having a small decorative basket/display with about 10 starter complimentary pods on each stay.

That's a $268,000 gain per property, or, a total equity gain of $536,000 (which is higher than the CA property's equity gain of $296,000).This is a theoretical example using gross approximations, but hopefully it displays the point that percent-growth is still more important than total value growth.And you're also right about it being a coincidence that certain states are blue and experience high appreciation.

Last time in my MFD ( multi Function Display) went off line and I had to break off and climb out of the clouds get on top and go back to home base.. that was a 15k  box that broke :(

For pros/cons of booking.com I would say the following...Pros:-if you use guesty you can sync your airbnb info into your booking.com listing info to ease the set up process-there are more options to check off in the amenities portion of the listing set up, so you can really display the uniqueness of your property-I would wager 90% of self-managing str hosts only list on up to VRBO/Airbnb, which means there are not nearly as many options for people to choose between, which means more exposure for your listing-rumor has it that booking.com just invested a large sum of money into building out their services to provide more vacation home listings rather than hotels.
