I doubt they have some proprietary secret sauce, but then again, I don't know it all. 

We have a secret sauce of increasing our NOI through RUBS and other NOI hacking tools like managed wifi, storage and parking fees.

I am sure there are some decent programs but there are also a lot of people looking to take their pound of flesh by selling their "secret sauce" to others and could be overselling the value they will truly bring.This is also true for real estate agents who buy in to programs that provide leads, and so often they are not worth it.

I am confused now but will sit down and write my alternatives. seems like worth a try on my own before throwing money at services like Deal sauce or prop Stream (sponsored by BP)thanks, Bottom line.

This month we have it at Spring Creek BBQ, 19099 I-45, Shenandoah, TX 77385.

No special sauce @Mike Grudzien.  

This leads me to speculate that the apartments have amenities like pool/spa, fitness room, bbq area and may not be good comps.  

Paid a top local esigner to come have a look and all she did was insult our cute little place that was doing just fine.....But I think where a designer could add value is by suggesting unique areas, like game rooms, coffee bars, outdoor BBQ/play areas, and stuff like that.
