The fact that you profited from the arrangement over the 3 year option period ameliorates the "loss" you experienced on sale but I think you would agree with me that every dollar left on the table is better characterized as a loss than as a win.  

You could rent by the bedroom and sign separate leases with each tenant to ameliorate that risk. 

The 'in case I get sued' thing is in my opinion over blown and could easily be ameliorated through umbrella policies.

This unit is going to be in extremely poor condition unless this problem is ameliorated now.

If there is a leak in the toilet that was let go for a long time, there can be a lot of damage, like rotten wood, cracked tile, need to replace a floor and floor covering, mold amelioration etc. 

Now if you have 20 units in each market then that gets ameliorated but most people don't. 

After that, any roommate amelioration of your expenses would be a bonus!

It doesn’t ameliorate the risk but it can help.

Also, they will see that you are proactive which can give them peace of mind that this situation will be  ameliorated, keeping them from having to move out.
