I’m actually speaking on a panel tonight to discuss the new CA ADU laws but it is in El Segundo so a bit of a drive and last minute for you.

I’ve looked at multiple multi family buildings for sale in Torrance, Redondo Beach, Hermosa Beach, El Segundo, and Long Beach, and when I️ run the numbers I see that I️ have a NOL.

I also have one townhouse in the El Segundo area which I am holding and renting.  

I led one of these meetups in Manhattan Beach in person until Covid hit, then we went all virtual.FIBI has great meetups in El Segundo and Pasadena.I'd skip the REIA meetups for now, they're not focused on multifamily.

2) JADU question - R1 -SFR I built a 1200 sq ft ADU ( max) on a detached garage and now El Segundo city is saying you cannot built any more JADU?

My partner just got a R3 zones lot in El Segundo but the lot is less than 4000 sqft, it has just one unit now but he wants to build 3 additional units.

Where I would work in each city would be LA (El Segundo).
