.- Repair wood rot as necessary, specifically seen in the soffit.- Repair / replace soffit screening as necessary.- Seed lawn as necessary, especially after tree removal.- Repair as necessary the water tank shelter on left side of house.- Remove awning from back left corner of house.- Remove rear fence.- Repair rear porch as necessary.- Paint front porch floor gray.INTERIOR:General:- Paint throughout, space gray, with high semi-gloss white trim.- Replace electrical outlets, switches, plates with new white.- Tile throughout (bathroom will get different tile.- Install new windows throughout (18), install new trim and replace rotted or damaged framing as necessary.- Install new white vent covers throughout.- Install (brushed nickel?)

Though I did go back with all vintage door knobs, doors, rewired old light fixtures and custom built a few from scraps, and used the plank kitchen floor (unsalvageable due to rot) as the wall in the hallway.

Odd roof/siding construction any repair ideas?

The gambrel is a unique style that at least provides more adequate clearance, re the upper roof line, than cape cods.The last property I rehabbed had 15 year old wood framed Pella windows that were NEVER installed correctly & this was once a 'model home'.All had suffered severe water damage & rot within the lower frames & sills regardless of any roofing overhang.The studs around the window frames exhibited rot, as well as some of the flooring directly below the windows.

Again, ask your bidding contractors.3)The roofing decking should be thoroughly inspected from the inside (attic, etc) and outside (look for dips, bows, water damaged areas) for areas of the roof that may be wood rot. A

As other posters have mentioned, I think you will still have trouble with rot as the wood underneath the outdoor carpet will never dry out.
