@Eric Helena, There is no statutory prohibition against purchasing from a related party to complete a 1031 exchange. 

How do I protect myself in this situation, while also helping a relative? 

Mostly, the challenges were related to having the wrong mindset about taking action.

In SC, you can only be employed by one regulated lender at a time per the state, and they seemed to think this was related.
