@Kevin Parsley This would likely not be treated as a rental property since you are renting it out below fair rental price.Therefore, no reporting would be necessary - You would not be able to deduct the normal rental expenses and no loss would be allowed; it would be treated as a second home and the cost of the improvements/repairs would be added to the basis of the home.
