I have the basics down but I need to improve my knowledge What taxes are you trying to avoid through “debt structure”.  

In their mind, they just need some local knowledge and access to off-market properties.

Also, achieving the 2 percent rule in my local market is near impossible but could be achievable elsewhere.Thoughts?
