Selling an investment property, especially one with a low interest rate, shouldn’t be taken lightly.

There is a company names Hemlane that offers that "light PM" service that may be interesting for you instead of a full blow PM company that may cost 7-10% of revenues.

Trying to figure out if the juice is worth the squeeze. 

Hey @Katherine Lewis, I have always felt this was a tougher row to hoe overall.It's not that it couldn't work, but the juice might not be worth the squeeze.If you go all in you have to do it for the long haul.

At some point, the juice isn't worth the squeeze for us and we just want to enjoy life. 

I knew these units needed a renovation and I am excited to get them rehabbed and get more juice to squeeze from them.The one I am currently doing will profit me another 200-225/m moreThe one that is vacant the 31st of this month will profit 400-450/m more which is no small amount.

@Kyle Carter just because a building has all section 8 tenants doesn’t necessarily mean that the cap rate will be higher on exit but it might attract a buyer(s) that are focused cashflow and not appreciation; therefore a lower price to juice the yield.One of my non negotiables if I were you would be to only buy in an area that is desirable.  

If this is about a fence a foot over the property line, I don't think the juice is worth the squeeze..

There is recessed lighting throughout the unit, I am looking to get about 1,600-1,750 for the unit.
