The benefits to the seller including dumping a money pit that no one can get financing on, dumping a property that has a nasty lien or judgment against it, selling for more than the property is worth, dumping a property that is contested in probate, things like that.

I do the majority of my leasing on Facebook and Zillow and I never ask for an ID.

The point is that if you ever find yourself involved in an eviction or a contested deposit, you don't want anything in your lease or that you've charged for that will make you look foolish in front of a judge.

Cold calling, mailers, signs, google/Facebook, RE meetups, RE agents are all ways a whole sales would find deals

Facebook has nothing to offer new investors at all, it's Facebook.
