I've got about $525K in equity in the property, but lenders have told me that I cannot get a HELOC to access that equity for additional purchases because the duplex was financed as an investment - they have said TX law dictates that HELOC can only be used on primary residences.

What would you recommend in this situation?

I would even suggest a Primary home or Vacation home to pull the cash out of versus trying to find a lender who will agree to be in 2nd lien position behind a investment property.

We work with a few lenders that can do a 2nd position but only go to 65% ltv.

Do you have any special tips on moving forward to get them out the property after his lease is up? 

If you click on the magnifying glass in the upper corner and type accounting software you’ll see the last few hundred times it’s been asked.

While Pace Morby seems to know his stuff, he puts out incredibly long videos and I didn't have time to sort through all that fluff & didn't want to pay 8k to be in his course. 

Do some research on this practice and on this firm before diving in.
