@Aaron Klatt - Is there a reason you list First American as a consideration?

I plan on purchasing mf in the downtowns of the cities surrounding Houston, mainly those with a more “Americana” type of feel( white picket fences, 4th of July block parties, neighbors worship together, founding families are still around and they let you know it, high walkability score, families are out on the street with neighbors, doors are unlocked.....)It is tough to comp certain property because they might be the only type (or one of the only two) AND some of these towns do not allow any more MF to go up, so the MF owners set the market.

@Matt Helpingstine  I use a repair company called Expert Pools and a pool service for chemicals and cleaning called Americana pools. 

I will probably have one or two more to donate ( those are hang over OREOS that are in rougher areas)  Not like this little piece of mid western Americana .

Second, TTS does not give you true marketable title, (read the small print, you will have to use first American as your underwriter for the next 3 years with them) CTS is used by old republic but after the first time, you can use anyone and you get TRUE marketable title.
