@James Park have watched builders keep building when the economics no longer make sense and when asked why they keep going they say, "because this is what we do" and sure enough they go broke.

Irregardless of whether the tenant(s) are responsible for all maintenance, it should still have a 3rd party observer to watch for signs of neglect.

It does need some cleanup and the owners don't want any of the furniture, dishes, TV's etc. left by the employees.

Some are a little outdated on certain sites he recommend but nothing that you cant figure out while watching.

New to real estate investing have been doing a lot of studying on my own reading books, watching webinars, and recently attended a 3 day workshop.

Just watch out for high taxes, maintenance, vacancy that could really eat into that cashflow.P.S.
