All the lease option/executory contract issues only apply to consumer transactions (intended for personal use and enjoyment; that includes 1-4 residential units).

On the couple of brrrrs I’ve done it has taken 6 months to Reno and find a quality renter so it hasn’t been an issue.

Because we found out the home fell into this category (after our offer was accepted), and we were insistent that we wanted 2 income producing units, we began to solution for this issue. 

I think a lot of the issue though comes down to communication.

These were all safety related work issues that were approved by the PM company and under the repair allowance in the agreement (I signed this account...). 

If you're looking to flip, you need to start looking at kitchens from sold properties in the same neighborhood or price point...if they all have laminate counter tops, don't install granite.My take is to always assume an initial cash outlay to push future maintenance...like higher end finishes and appliances on the bet that they won't have issues for 10+ years.

No other issues we can close.
