Echoing the others comments on VA Loan/Triplex or Fourplex route.Here's a simple roadmap for you:- Pick a market- Find a investor friendly real estate agent here for that market- Find a good property manager for that area from these forums (will be gold when you eventually move out of there)- When doing an home inspection, don't skimp - pay extra for the sewer line video scope (that repair is the most expensive nightmare that too many people skimp on), do a mold check, etc.Now with this stuff in mind, you don't need to ask "where do I start?"

Even if you just read his blogs and watch his Youtube videos, there is a lot of good info there. 

Is it legal to have a video camera in my vacant rental property when I'm showing it?

I happened upon Bigger Pockets a couple of months ago and have been hooked on it, it’s affordable compared to the $50k fortune Builders classes we originally wanted to start with, we have been listening to BP’s podcasts and watching their YouTube videos and exploring their website.

You should check out the "Confident Real Estate" channel on YouTube, and specifically the videos on "Getting Due Diligence Done Right" and "Seller Representations: Make the Seller Put Their Money Up."
