I've actually had this happen once before(getting to the point of them requesting a wire transfer).I was able to gather the "upfront" information, and call the bank to verify with the branch manager.

Looks perfectly reasonable in scope.As for PI from GC's subs....complex topic, but 1) make sure the GC has an active insurance policy, naming you as additional insurred (verify day of job and randomly through out). 2) have GC sign affidavit that they will adequately supervise their employees/contractors. 3) have a policy yourself that covers contractors.

My guess is that the tenant is not paying rent, there may not be a 'house that is not complete yet' and you will be stuck there too.These days, with moratoriums, you should consider delaying closing while you verify from bank deposits that she has indeed been paying rent and get a price reduction equal to the deposit used to cover the rent.
