What made you interested in investing in this type of deal?

We had tenants renting for 4yrs, when we got to the property after they moved out we noticed a large oil-stain in the driveway as well as various other smaller oil stains in the driveway.

I have a rental in a new rural development that does not have city garbage pickup.

I found a local broker that can do a 80-85% LTV for 1500 in origination fees which is much lower than current mortgage servicers price of 7500.

I also continue to market and show the apartment during this time up until a lease has been signed and all move-in fees are paid in full in guaranteed funds (cash or wire only).  

In addition to the conference I've outgrown, I've attended the big OREIA several times as well as the biggerpockets -original- conference a long time ago. 

My advice would be try and find a reputable investor friendly Realtor in the area 1st and foremost.

I have a few door in Cali right now but pushing into TN I've put in 8 offers in 3 days with rehab budgets ranging from 20k to 55k.

Is building over the drive through limiting your ability to punch a hole in a wall, re-stripe the traffic pattern and, and put in a restaurant drive thru, when/if the time comes?
