The only thing I could think of is maybe if they have a very small % of ownership in the building (and I mean maybe 5% or so) and they take more of a payout up front and less of a payout as the property performs and appreciates; but again a good operator realizes that having equity in an asset is valuable so I'd be cautious of this type of setup.

Network with wholesalers, market to off market distressed properties, and don't sleep on the MLS (be sure to screen what you're sending first, don't just set up serious investors on drip campaigns unless they ask).

Thank you all for the replies and advice.Basit Siddiqi, would this mean that if you are just starting out, set up a LLC and are looking for that first property this would not be deductible? 

We also added a small concrete slab to the backyard to create a space for the option to setup a patio table outside.

It only takes a week or two to get an entity set up.
