There have been no up-grades to the property and in fact, driveway will have to be re-poured, entirely new landscaping (sod front and back) new fence. 

Are the utilities broken out for each apartment including the water?

@Domin Car  that's hard money to come by form private investors.. most private investors want short term deals.You should purchase the pro upgrade on BP  then put your request over there and spell out exactly what you want in very fine detail if you want to get responses.

Would like to upgrade my current living standard, but I can deal with the living conditions for a little while longer!

We upgraded one of them and is currently fully occupied, leased and for sale on the market.

Even without the planned upgrades (ACs and dishwashers) other similar units are renting for at least 450.

It seems house selling price will be around $370k (which seems low to me as house in located in Avery Ranch Area in Austin with lots of upgrades, big corner lots) , plus I have to pay for replacing carpet, putting new grass at front and backyard and others fixing items in house which can cost me another $5k to $15k.

He just wants a guaranteed sale, about a year from now, with a closing date of his choice, so he an his wife can retire and move into their second home.It's a single family 3/1 that's been his (and his wife's) primary residence since 1995, well maintained, with some upgrades. 

@Chad Clanton I have had two properties broken into.one a small rehab - paint sprayer and some tools were stolen - no material.

Sean, do you feel all apartments follow the same trends for a market or can it be broken down further?
