Have you stress tested your ARV and rents to make sure it underwrites should asset prices or rents dip in the meantime?

Who here has passed the NV real estate exam? I have some questions

Has anyone used 2% test in westchester county and have they found a number that works.  

If they were involved in the dispersal of monies from rent, I believe the partnership would qualify as a Security under the Howey test, which would be great to avoid on my first house hack.Any and all direction here is appreciated.

No reserves required for 1 or 2 units with FHA.Be aware of the self sufficiency test for 3 to 4 units if using an FHA loanKeep in mind, for retirement accounts (IRA, 401k), lenders will count a certain % of that towards reserves. 

I’m sure that being both an investor and a realtor can test one’s priorities at times.

Not terribly unlike a personality test for sponsors :) From an LP perspective, sponsors hold "the keys to the kingdom" but yet need to "sell" their deals, develop or protect their reputation, and compete in a competitive space, so I guess it's caveat emptor :)
